1) Code of Practice in Lincoln
As a student you will find that the following landlords / agents will ensure:
- Accurate descriptions of property / rooms
- Clear and easily read contracts
- Accurate and useful information displayed in properties for contact and operation
- Repairs are dealt with promptly
- Adequate furnishings and fittings are provided
- A valid Gas and Electric safety check has been carried out
- A minimum standard of fire Detection is installed
- Deposits and inventories are managed effectively
- Disputes and queries are responded to reasonably
That the code of practice is adhered to and accepted any decisions made regarding operational matters that are given by the organizers of the scheme.

2) House Hunting Guide in Lincoln
ALWAYS
Look at more than one house - check out a few before deciding.
inspect the premises fully and in particular check:
- For signs of damp both inside and out - stains on the walls, mould growth (particularly in kitchens and bathrooms), "salting" brickwork etc.
- State of windows and doors, do they shut properly?
- That the gas appliances have been serviced and safety checked within the last 12 months.
- That the electrical appliances, particularly cooker, fridge and microwave work properly, and that there are sufficient power points.
- Water supply - check the taps and the means of water heating.
- For smoke alarms and, in larger properties, fire alarms and fire doors.
- The house will not be over-crowded.
- Which furniture and fittings come with the house and which belong to existing tenants.
- State of bath and toilet.
ENSURE
that you see a copy (or indeed the original ) document for gas (corgi) Safety and Electrical (I.E.E. or N.I.C.I.E.C.) safety.
DON'T
be rushed into a decision.
IGNORE
any advice that tells you there's a shortage. There is not.
Once you have found a property/landlord you are happy with.
Ask for a copy of the tenancy agreement - then read it carefully.
If there is anything in the contract you are unsure about then contact the Accommodation Service / Advice service for clarification before you sign it or hand over any monies in lieu of deposit or rent etc.

3) Off Campus Partnership and Associate Halls in Lincoln
Accommodation Services have a number of Landlord/Developers who have developed residential sites for students of the University of Lincoln. Such sites have been developed in association with the Accommodation Service in respect of their location, statutory health and safety issues, facilities and provision of service to students. (Please note that the developments are not for the sole use of this University but will be occupied by our students in the majority.)
The arrangement for this type of accommodation is made between the student and the Landlord following an initial reservation made by the Accommodation Service. However, the Accommodation Service maintains close liaison with the Landlord and will be happy to discuss with students any problems which may occur during their period of residence.
Students should read Tenancy Agreements carefully and be aware of the specific terms and conditions to which they are agreeing to, as many of the rental payments and periods of tenancy differ from each landlord and the University.
It is important to realise that any tenancy accepted with an Approved Landlord is for a fixed period and that the tenancy can be enforced even if you leave the University.
University Associate Halls
These developments provide both en-suite and non en-suite single study bedrooms and accommodate between 20 and 80 students. Located off campus but within 5 to 15 minutes walk from University study centres.
Aqua House
Aqua House is situated on the north bank of the Fossdyke canal, on Harvey Street, less than half a mile from the city centre and the University. The building consists of 80 study bedrooms (television and telephone/wireless internet access). Kitchens (with dishwashers), bathrooms and laundry facilities are shared. Rent for 2011/2012 £2736 – £3456 per annum. £100 deposit. £150 car parking permit.
Brayford Court
This purpose built development of 22 apartments each containing between 3 and 6 bedrooms is situated i on Carholme Road only a few minutes walk from the Brayford campus. Each kitchen is fully equipped including all crockery and cutlery. Wireless internet in all bedrooms. Secure complex. Rent for 2011/ 2012 £3630 - £4180per annum. £300 deposit.
Cathedral Street Apartments
Located close to the School of Art and Design (Greestone building and Thomas Parker House) this development of 95 study bed spaces comprises of 24 apartments from 2 to 6 bedrooms with shared kitchens and shower rooms. Each apartment has its own separate lounge. Free broadband internet and telephone line. Possessions insurance included. Rent for 2011 / 2012 £3120 - £4320 per annum. No Deposit.
College Mews
Located close to the Brayford campus on Holmes Road. It has 25 en-suite study bedrooms which have shared kitchens plus on-site laundry facilities. Some rooms have original exposed brickwork and pillars. Free broadband internet. Rent for 2011 / 2012 is £3504 - £3744 per annum. £300 deposit.
Danesgate House
City centre based which is close to the academic buildings of the School of Art and Design. Danesgate House is located on Grantham Street. It benefits from having a residents bar, TV/games room, cyber suite with free internet access. The apartments have shared kitchens/shower rooms with a basement laundry and each study bedroom has a vanity unit with washbasin and television point. Wireless broadband. Rent for 2011 / 2012 £2496 - £2760 per annum. £150 deposit.
Hayes House
Purpose built in 1999 this student accommodation is only yards away from the Brayford campus on Carholme Road. The 19 en-suite study bedrooms (with wireless broadband) have double glazed windows and share kitchen facilities (with dishwasher), cable TV and on-site laundry. Rent for 2011 / 2012 £4080 per annum. No deposit.
University Partnership Halls
These Developments all provide single en-suite rooms and accommodate between 250 and 1300 students. Though located off campus, all are adjacent to the University campus, within 5 minutes walking distance of the main campus.
Brayford Quay
This 334 en-suite bed space development overlooks the waterfront of the Brayford Pool and is directly opposite the University on Brayford Wharf North. The complex is divided into 6-bedroomed apartments with all rooms having broadband internet access and television with Freeview to all kitchen/lounge areas with free TV licence included. Rent for 2011 /2012 £4186 to £4876 per annum. Deposit £150.
Hayes Wharf
Overlooking the Brayford campus, this 224 en-suite bed space purpose built student residence offers accommodation in a configuration of 2 – 5 bedrooms within shared apartments containing LCD TV. Laundry facilities are on site. Internet and personal possessions insurance included within the rent. Rent for 2011 / 2012 is from £4320 to £4656 No deposit.
The Junxion

Conveniently located close to the Brayford campus, and a 2 minutes walk to the city centre, Park Court (on Park Street just off Beaumont Fee) is a popular purpose built development offering 289 en-suite study bedrooms arranged as four and five bedroom apartments with a shared fully fitted kitchen . All rooms are ensuite. There is a Laundry facility on site, plus a Lounge with 50” Plasma TV, Freeview and DVD Player, a pool table, games machines and vending machines. The Pavilions
This accommodation is adjacent to the University sports centre. The accommodation provides 1329 bedspaces ranging from self-contained studio flats to six-bedroom apartments.
